LOCATION
The subjects benefit from an enviable and prominent trading position on Hyndland Road, between the junctions of Crown Road North and Crown Road South, within the popular Hyndland area in Glasgow’s bustling west end.
Hyndland is a leafy suburban neighbourhood, characterized by traditional sandstone tenement properties and community gardens, and is home to an excellent mix of restaurants, bars, gourmet delis and brunch cafes, as well as boutiques, antiques stores and bookshops.
The subjects form part of a vibrant retail parade with a good mix of predominantly local operators in the surrounding area including Epicures, Shucks, Jellyhill, Bauen Design, Hyndland Bookshop, Corke & Caske, and Cottiers restaurant, bar & theatre.
The subjects benefit from their close proximity to many attractions and amenities including Glasgow University, the Kelvingrove Museum & Art Galleries, the Kelvinhall International Sports Arena, the Hunterian Museum and Kelvingrove Park & Bandstand.
There is plentiful on-street car parking, and the subjects are a short walk to both Hyndland and Partick Railway Stations and Partick Underground Station.

THE PROPERTY
The subjects form part of a retail parade and comprise part ground floor and mezzanine level within this 4-storey, traditional sandstone tenement property all under a pitched roof.

DESCRIPTION
The subjects are accessed directly from Hyndland Road, via a door positioned to the left-hand side of the large display frontage with prominent signage and a retractable awning above. There is space for pavement seating to the front for approximately 12 customers.
The premises have recently been refurbished and have been designed and fitted to a high standard whilst retaining many original features including high ornate ceilings and pillars. A new floor on the mezzanine level and an air conditioning system were put in only last year.
Seating is provided for approximately 16 customers by way of fixed banquet seating, loose tables and chairs, and high stools at the window table.
The counter/servery is positioned to the left-hand side of the premises and incorporates a serve over display chill counter. To the rear of the counter there is an attractive gantry and storage shelving, as well as an EPOS till system and an undercounter fridge.

ANCILLARY AREAS
The back-shop area is home to a range of catering equipment including a large oven, microwave, blast oven and fridge. There is a separate dish wash area with a commercial steriliser and double sink. There is also a small storage area and a toilet.
A good-sized mezzanine area provides ample preparation space with stainless steel work benches and undercounter refrigeration, further storage space and a range of other equipment including electric hob, toaster, panini grill, waffle maker and 3-pan bain marie.

SIZE
The subjects have the following approximate dimensions:
Ground: 40.65 SqM (438 SqFt)
Mezzanine: 13.84 SqM (149 SqFt)
Total: 54.49 SqM (587 SqFt)

THE BUSINESS
Our client took over the premises which had previously traded as Kitchenetta, in November 2021, before undergoing a refurbishment and rebranding as Café Dougalli.
The business proved extremely popular and quickly built up a loyal and regular clientele, predominantly from the local area, as well as benefiting from passing traffic and footfall. The subjects also benefit from the nearby shops and businesses, and surrounding amenities including a number of nearby schools including Notre Dame and Hyndland Secondary School.
The business served an eclectic mix of homemade lasagnes, sausage rolls, hearty sandwiches, soups and toasties, alongside fresh salad bowls, freshly ground coffee and delicious cakes, all of which was made fresh on the premises.
Due to a change in personal circumstances the business has been closed since March 2024 but it is felt the sale represents a tremendous opportunity for a new owner operator to take on these well fitted premises and either reestablish Café Dougalli or simply rebrand the business with very little CapEx required.
More information on the previous business can be found at www.cafedougalliglasgow.com.

FIXTURES & FITTINGS
We have been advised that all trade fixtures and fittings are owned outright and are free from any hire purchase or lease agreements. The artwork is personally owned and will be removed upon sale.

RATES
The subjects are entered into the current valuation roll as having a rateable value of £15,500.

TENURE
The subjects are currently held on a full repairing and insuring (FRI) lease, which expires on 14th November 2027, with a current passing rental of £19,950 per annum, subject to 5-yearly reviews. We have been advised that the landlord would be willing to extend the lease for a new operator, subject to covenant.
